The building
Say if it is a house or a flat before we come. A flat visit is that flat, not the whole block.
A visit
A visit is a look at a single property. It happens before we offer a price to buy, or before a buyer walks through a building we already own.
We walk the rooms we can reach: the kitchen, the living room, the bedrooms, and the bathroom if it is open. We do not guess at a loft or a garden we have not stood in.
The notes stay plain. A new kitchen is written as a new kitchen. A tired room is written as a tired room.
Say if it is a house or a flat before we come. A flat visit is that flat, not the whole block.
Tell us if someone still lives there. We agree a time that suits them, by email.
If we are thinking of buying, the reply is a price or a no. A no is the end of that address. We do not pass it to someone else.
If we already own the building and we are selling, the same walk is what a buyer is shown. The price does not change because of a second opinion on the day.
Looking around does not give anyone the right to live there. We do not let the building. Ownership stays with the current owner until solicitors complete a purchase or a sale.
Do not come to 9 Lyndhurst Close expecting to be shown several homes. The visit is at the property in the email.
Write with the address if you want us to buy, or with the area if you want to see something we own. We answer on weekdays and suggest a time only when a visit is useful.
